The downtown accounts for only about 10% of the total office space as does the Highway 50 corridor to the east of the City. The Downtown office core of Sacramento is located at the confluence of the American and Sacramento Rivers where gold was discovered in CA by James Marshall in 1848. It has an office market of 19 million square feet of office space with mostly 10-30 story office buildings. The largest office tenant and owner is the State of CA, by far. Since this the State Capitol, most the other surrounding businesses are lobbyists, lawyers, and associations. The Sacramento Kings basketball arena will complete Downtown in late 2016 and it is anticipated to be the most technologically advanced arena anywhere in the U.S. The airport (SMF) is located about 15 min to the north.

The office market for the Highway 50 Corridor submarket within Sacramento runs East from 65th St. East to Sierra College Blvd which includes over 17 million square feet of office space; mostly 1-4 story garden style buildings. The commute to downtown is roughly 20-30 min. This area is known for call centers and large employers are Verizon, Delta Dental, Vision Service Plan, Bank of America, Golden One Credit Union, and many others.

The Midtown office area of Sacramento consists of 3.7 million square feet of office space which consists of mostly smaller 1-5 story office buildings surrounded by older Victorian style housing, new modern apartments and eclectic shops and restaurants. The commute to downtown is roughly 5-10 minutes. This area is known mostly for small business owners and constant redevelopment activity.

The Roseville and Rocklin office space markets are a 20 min drive Northeast from Downtown Sacramento on the Interstate 80 corridor (40 min during commute hours). They have an office market of over 10 million square feet with mostly 2-4 story garden style offices mostly built from the late 1990’s to present. It is the wealthiest and fastest growing area in the Sacramento area with upper end demographics, lots of executive housing, the largest auto mall in the U.S., the finest shopping mall in the entire Region and numerous golf courses. The largest employers in the Roseville / Rocklin area are Sutter Health, Kaiser, Adventist Health, Solar City, and York Insurance.

The Folsom and El Dorado Hills office submarketsare a 20 min drive East from Downtown Sacramento on the Highway 50 corridor (40 min during commute hours). They have total of just under 5 million square feet of office space, with mostly 1-3 story garden style offices most of which were built from the Late 1990’s to present. It is a rapidly growing area with good demographics, executive housing, and lots of new retail services. The largest employer is Intel.

The Suburban office submarkets of Sacramento are quite large since the County has a wide spread that includes Natomas, Arden / Arcade, Campus Commons, Citrus Heights / Orangevale, Antelope, and Carmichael / FairOaks. They are mostly known as large housing areas but they also contain about 18 million square feet spread throughout this large area with mostly older 1-3 story garden style buildings. Some of the newest developments are in Natomas, just a 5-10 min drive North of Downtown. They include many of newer housing, retail and offices built in the last 10-15 years. It is located at the only point where Interstate 80 and Interstate 5 crisscross. The only two full length transcontinental highways in the U.S which also makes this a very large distribution and warehouse area.
