A coat of paint and a fancy new lobby can hide many evils.<\/span><\/p>\n<p><b>Here&#8217;s the good news&#8230;<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Nearly all costly hidden surprises in an old building are discoverable before you close your deal. You simply need to know where to look and whom to bring.<\/span><\/p>\n<h3><b>What you&#8217;ll uncover:<\/b><\/h3>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Why Older Office Buildings Carry So Much Risk<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The Structural Checks That Come First<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Envelope, Systems and Fire Safety<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Why Old Drawings Matter More Than Old Photos<\/span><\/li>\n<\/ul>\n<h2><span style=\"font-weight: 400;\">Why Older Office Buildings Carry So Much Risk<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Old office stock isn&#8217;t rare. It&#8217;s the standard.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The average office building in America is more than 50 years old. According to JLL, 68% of national inventory was built prior to 2000. The majority of office buildings available for purchase or lease were built for a very different workforce, to standards established by a code book that no longer exists, and without modern energy efficiency expectations.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Plenty of buildings were constructed excellently. The issue lies with what occurred subsequent&#8230; Years of fit-outs, repaired roofs, redirected ductwork and &#8220;temporary&#8221; fixes that solidified.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">So the question is never &#8220;is this building old?&#8221;<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The question is &#8220;what will it cost to make this building work?&#8221;<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The disconnect between as-built conditions and project requirements is where many transactions fail. Accurately pricing this gap starts with engineering ahead of your offer. Firms such as <\/span><a href=\"https:\/\/lbengineer.com\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">LB Engineering<\/span><\/a><span style=\"font-weight: 400;\"> specialize in shop drawing services that will take your rough scope of work (new steel beams, reframed floor opening, replacement stair) and produce fabrication-ready drawings that a contractor can price. Absent those drawings every renovation estimate you receive will be based on assumptions.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">The Structure Comes First<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Everything else is cosmetic by comparison.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">With time and money, almost any problem can be solved if the structure is good. If not, the deal isn&#8217;t worth even one penny.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A structural walkthrough with a licensed engineer should cover:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Foundations and settlement<\/b><span style=\"font-weight: 400;\"> &#8212; stair-step cracks in mortar of brick walls, bowed in one direction concrete walls, cracked or slanted foundations, sloping floors, doors that fail to close square<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b><a href=\"https:\/\/www.officefinder.com\/officeblog\/what-to-look-for-when-leasing-an-industrial-facility-a-guide-to-overhead-crane-infrastructure\/\">Floor load<\/a> capacity<\/b><span style=\"font-weight: 400;\"> &#8212; older offices built to support less weight than today&#8217;s tenants require<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Steel and concrete condition<\/b><span style=\"font-weight: 400;\"> &#8212; rust, spalling, exposed rebar, failed connections<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Columns and beams<\/b><span style=\"font-weight: 400;\"> &#8212; evidence that a prior owner cut\/notched a member in fit-out<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Roof structure<\/b><span style=\"font-weight: 400;\"> &#8212; sagging, ponding water, rooftop equipment stress frame was never designed to handle<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">The previous statement trips people up. Each generation of renters puts something on top of the roof. Virtually no one inspects if the frame will support it.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If your plan includes adding levels, opening up the floor plate or heavier equipment being introduced, your structural review needs to answer one question. Can this frame take it? What does the reinforcement cost?<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Check The Envelope Before The Finishes<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Water is the most expensive thing that can get into a building.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Walk on the roof. <\/span><a href=\"https:\/\/www.officefinder.com\/officeblog\/7-office-building-problems-investigate-before-leasing-buying\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Inspect the condition<\/span><\/a><span style=\"font-weight: 400;\"> of the membrane, flashing, drains and any repairs. Next walk the perimeter of each floor looking for water stains on ceiling tiles, bubbling drywall and efflorescence on masonry.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Windows should get a separate walkthrough. Missing seals and single pane glass are typical of seventies and eighties constructions and silently destroy energy expenses and tenant comfort.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The exterior facade is just as important. Loose brick, cracked precast panels and corroded anchors are safety hazards, not maintenance concerns. Cities also have fixed cycle facade inspections, which become the new owner&#8217;s liability if failed.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">The Systems You Can&#8217;t See<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Three things matter here: age, capacity and paperwork.<\/span><\/p>\n<p><b>HVAC.<\/b><span style=\"font-weight: 400;\"> This is the giant kahuna. Request age of units, service history and type of refrigerant. Equipment operating on ozone depleting refrigerants is one replacement away from the junkyard.<\/span><\/p>\n<p><b>Electrical capacity<\/b><span style=\"font-weight: 400;\"> is more important than ever before. Today&#8217;s tenants expect dense workstations, EV chargers and even server rooms. No one built a service panel in the 1970s to handle that kind of load.<\/span><\/p>\n<p><b>Plumbing and elevators<\/b><span style=\"font-weight: 400;\"> complete the list. Cast iron waste lines and aging-out hydraulic elevators are both six figure discussions.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Fire and life safety\/code issues. Look at sprinkler protection, alarms, protected exit stairways, accessible entrances and restrooms. Many older buildings are built on grandfathered approvals, and an alteration of use or significant <a href=\"https:\/\/www.officefinder.com\/officeblog\/covering-office-renovations-costs-without-stress\/\" target=\"_blank\" rel=\"noopener\">renovation<\/a> can remove that protection and require complete upgrades.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Ask about hazmat as well. Asbestos in floor tile, pipe insulation and ceiling texture is common in pre-eighties construction, as is lead paint. Neither are deal-breakers. But both hit your budget.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Old Drawings Are Worth More Than Old Photos<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Here&#8217;s the part most buyers skip&#8230;<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Ask the seller for all documents in their possession. Original architectural and structural drawings, as-builts, permit files, previous tenant fit-outs, <\/span><a href=\"https:\/\/www.officefinder.com\/officeblog\/how-to-compare-commercial-roof-warranties-before-you-sign\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">roof warranties<\/span><\/a><span style=\"font-weight: 400;\"> and engineering reports.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Then compare those documents to the building standing in front of you.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Plans and reality don&#8217;t always match in older buildings. Someone moves a wall and never documents it. A beam gets drilled through for a duct run. Someone drops in a mezzanine with no permit history.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">That cost discrepancy can add up quickly. According to research conducted by the Construction Industry Institute, rework equals 2% to 20% of overall project cost. Industry surveys also estimate nearly 14% of rework is attributed to missing or incorrect documentation and inaccurate drawings. During a renovation, that equals money wasted twice.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">That&#8217;s why shop drawing services are critical on older office retrofits. Shop drawings translate the design intent into detailed, dimensioned fabrication and installation instructions. All connections, all bolts, all clearances. Unclear existing conditions call for that level of detail to prevent a steel package from arriving onsite that doesn&#8217;t fit.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Price The Work Before You Commit<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Numbers time.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">After inspections are completed itemize each and every finding with a price and schedule. Layout first, envelope second, systems third, cosmetics fourth. Negotiate a scoped pricing not a ballpark price. Add contingency for unknowns behind walls and ceilings and include the month&#8217;s building will be vacant.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Obsolescence is a threat. U.S. office vacancy reached a historic high of 19.6% in Q1 2025. An older asset with no unique selling proposition is fighting for every tenant. The rehab budget needs to purchase desirable features.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Bringing It All Together<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Offices in the older buildings can be great values. There are tons in locations where no one could develop today and for prices that pencil.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But the figure on the listing is only half of the number that matters.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Before committing:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Have an engineer confirm the structure can carry the plan<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Inspect the roof, facade and windows for water and safety issues<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Check the age and <\/span><a href=\"https:\/\/www.huffpost.com\/entry\/everything-you-need-to-know-about-how-central-ac-works_b_59725985e4b0545a5c30ffe1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">capacity of HVAC<\/span><\/a><span style=\"font-weight: 400;\">, electrical, plumbing and elevators<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Confirm fire safety, accessibility and hazardous material status<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Collect every drawing and verify it against actual conditions<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Convert the findings into priced, scoped work<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">If you do that, an old building is no longer a risky investment.
