How is the Economy Looking in Orange County?

 

Being a bustling part of Southern California, the economy in Orange County continues to do well. According to a study from Chapman University recently, the O.C. economy is expected to stay looking bright. The only exception is if a trade war breaks out with other countries.

Because California is one of the top states for international trade, any trade issues with countries like China could hit Orange County hard.

While this is pure speculation, the rest of the year is looking rosy economically. Construction is also up to its fastest pace since the time of our recession.

This construction boom bodes well for more office space becoming available. What kind of rents and vacancies will you find in a Class A through C office?

Rent Rates in Orange County

 

Rental rates here continue to increase slightly. Some interesting facts about this you'll want to know:

Rents have increased $0.06 since the last quarter to $2.86 per square foot.

All rental rates increased due to new construction in many submarkets.

Three major office complexes are expected to open this year after a year of extensive construction.

You'll also want to know about rental rates in Class A-C office spaces. Class A rentals went up by $0.04 to $3.21 per square foot. Class B office spaces increased by $0.10 to $2.64 per square foot. Class C office spaces went up $0.02 to $1.89 per square foot.

As you can see, Class B had the largest increase, likely because these offices have the most demand. Nevertheless, Class A office spaces are still popular, despite being rented quickly due to the competition.

What About Vacancy Rates?

 

Cushman & Wakefield continues to provide thorough statistics on the vacancy rates for Orange County office rentals. The most recent assessment has vacancies down to 11.3%, showing how fast many office spaces are going.

Much of this is attributable to companies moving into to new office spaces in nearby submarkets, not including Class A office space buildup.

Overall, vacancies are on a 12-month streak of continuing to go down. The above statistics show vacancies in Orange County have an historical average of 14.1%, proving how healthy office move-in rates continue being.

Despite asking rent at $2.86 per sq. ft. now, it's not going to slow down leasing activity any time soon.

According to CBRE, leasing in Class A office spaces had the highest vacancy rate at 9.8%. Class B offices are at 9.5%, and Class C are at 10.4%. This is just for northern Orange County, though it's stayed fairly uniform in nearby regions.

These numbers show some businesses don't mind taking a Class C office space for the sake of paying a slightly lower rent. You can still find many nice Class C offices to rent when using a quality office-finding service.

How Are Rents and Vacancies in Particular Submarkets?

 

It's time to look at some of the submarkets in Orange County to give you a more specific place to center your office.

The O.C. has various submarkets to consider, not including South Santa Ana, Costa Mesa, Newport Beach, and Irvine.

One of the most popular submarkets here is the Greater Airport Area, otherwise known as the Central Business District. Cushman & Wakefield statistics from above show vacancy rates in the CBD at 13.8%, one of the highest outside of South Santa Ana.

Obviously, this makes sense since it's such a popular area. Plus, rents are at $3.25 per sq. ft. Even so, Colliers points out the rent increases here for Class A offices have reached their historical rate peaks.

Other submarkets you'll want to consider for more affordability include:

South County, which includes cities like Seal Beach, Huntington Beach, Los Alamitos, and Cypress. You can expect to find an overall vacancy rate here at 7.9%, a lower number because of its affordability. Overall rent, though, is at $3.14 per sq. ft, making it only nine cents cheaper than the CBD.

West County, making up cities like the Parkcenter area, Santa Ana, Anaheim, and East Orange. Vacancies here are about the same as South County at 7.8%. Rent are also very affordable at $2.28 per sq. ft. Even Class A rents are at $2.68.

Central County falls in the middle of the counties above. Their overall vacancy rate is at 12.3%. Rent rates are overall at $2.23 per sq. ft. Cities you'll find here include Fullerton and Brea/La Habra.

North County has the lowest vacancy rate of all at 6.5%. During the first quarter of this year, it was at 8.76%.
