The greater Portland office market ended the year 2017 with strong results in office space absorption, increasing rental rates, more office development in the CBD and investment.

Here are the numbers for Portland office space:

A net total of 780,000 square feet of office was absorbed by tenant expansion and growth. With 600,000 square feet of new construction, Portland ended 2017 with a low vacancy rate of 9.2%, a landlord leaning market.

Full service pricing, vs NNN, remains on an upward trajectory though rental rates have slowed from the torrid pace of 2016. Class A CBD rates reached an average of $34.15 per square foot per year, full service at the end of the year. Close-in submarkets adjacent to the CBD were slightly lower at $32.24 per square foot per year, also fully serviced.

The construction pipeline remains active. As of the end of 2017 there were over 1 million square feet office development under way. With an impressive 31% of this future office inventory preleased. If recent absorption trends continue, the remaining 69%, about 800,000 square feet, will likely be leased during 2018 and early 2019.
