 San Antonio Offce Market Overview

2018 proved to be an exciting year for office market performance, and 2019 is already off to a great start. Exciting things are happening throughout San Antonio, but especially in the downtown and Northwest submarkets. Vacancies are at an all-time low and net absorption has been positive for two years straight. Tech, business, finance, medical, as well as biotech firms are driving growth and demand. If you are in the market for office space in San Antonio, here are the major trends you'll want to know. 

Northwest Side Still Dominating

Nearly half of the positive absorption that occurred in the fourth quarter of 2018 took place on San Antonio's Northwest side. Nearly 150,000 sq.ft. of space took occupancy between September and December. Compare that to the 289,105 sq.ft. that became occupied throughout the entire San Antonio market during the fourth quarter. For all of 2018, the Northwest side accounted for nearly 80 percent of the total net absorption for the city. Big players that moved in 2018 included security and compliance training firm eLearning, Parkhurst, NuVision and X Technologies. 

Why is the Northwest side so appealing? One substantial factor is that most commercial construction projects have been completed, so there's plenty of move-in ready office space. San Antonio currently has nearly 1.4 million sq.ft. of office space under construction, but only about 94,000 sq.ft. is under construction on the Northwest side. Large projects, such as Fulcrum Development's Landmarkone, have been completed, offering 167,000 sq.ft. of "Class A" office space at an ideal location near I-10 and Loop 1604.

Additionally, this submarket has seen tremendous growth in residential middle-income housing. An increase in residents has attracted more restaurants, shops and service-based businesses to the area. Big San Antonio employers are well-established in this submarket, including South Texas Medical Center and University of Texas at San Antonio-main campus, as well as headquarters for USAA, Valero Energy Corp. and NuStar Energy. Here's where the Northwest side stood at year-end.

Downtown is Having a Growth Spurt

Residential living preferences drive the office market. We've seen it on the Northwest side, and we're seeing it downtown too. Of the 1.4 million sq.ft. of office space under construction in San Antonio, 44 percent or 600,000 sq.ft. is downtown. There's a lot of activity and mixed-use areas, offering a trendy vibe that attracts young professionals. Research is showing that Millennials, who will make up 50 percent of the U.S. workforce within the next two years and 75 percent by 2030, want to live in more urban areas. They want a walkable environment that includes stores, gyms, restaurants, coffee houses and their own employers. In addition to service-oriented businesses that want to serve this dominant group, employers are realizing they must look at downtown office space if they want to attract top talent.

This "great millennial migration" is happening in San Antonio, giving the Northwest side some competition in its "hottest office market" spot. USAA is planning to move 2,000 jobs downtown to One Riverwalk Center and the Bank of America Plaza at 300 Convent from its northwest campus. BBVA Compass also recently moved its headquarters from Alamo Quarry to Weston Centre. The 24-story Frost Tower, which is to be completed this summer, is the first downtown office tower constructed since 1989. It features 460,000 sq.ft. of office and retail space, which was 63 percent leased as of the third quarter of 2018. UTSA announced it's planning a $200 million expansion downtown. Weston Centre, the Bank of America Plaza and One Riverwalk Plaza make up the core of Class A space, with about 1.3 million sq.ft of rentable area. 

It's noteworthy that the vast majority of rentable space in the downtown area is Class A+ and Class A, making them some of the highest-quality and most sought-after locations on the market. A Surge of Growth Throughout the City

San Antonio as a whole is experiencing tremendous growth. In fact, it's been ranked fifth in the nation for construction growth. The city's North Central office submarket, which includes the River North area and Broadway corridor, accounts for 47 percent of office space under construction. Total rentable area at the close of 2018 was 30,234,907 sq.ft. with 13.4 percent vacant. The average FSG was $21.16, and net absorption was 322,500 sq.ft. A boom in growth, however, also means businesses are paying more for rent. FSG rents rose by $0.11 per sq.ft. quarter-over-quarter throughout 2018, marking an all-time high. That's a year-over-year increase of $0.37 per sq.ft. The vacancy rate dropped 20 basis points in 2018 compared to 2017, coming in at 10 percent at the end of the third quarter. Leasing activity is steady, with much of office tenancy driven by the medical, military, cybersecurity and biotech industries. Overall, San Antonio's economy and leasing market are growing at a stable, steady pace.
